The jury’s comment:
“In this all-new residential category, the bar was set high by the jurors and two sustainable projects ultimately made the short list. This build-to-rent, owner-developer project in Auckland’s Sandringham is not only environmentally sustainable but, also, socially and economically sustainable, providing 13 high-quality, affordable apartments for long-term renters. Spaces are light filled, warm and generous, with a celebration of community on the rooftop, where one might normally expect to find an exclusive penthouse. The 10 Homestar rating certified apartments feature textured concrete blockwork for thermal mass, sustainably grown cork flooring and, in a nod to history and connection, reused timber kitchen handles and bathroom benches crafted from the 1920s’ villa that previously occupied the section.” - Interior Awards 2022 jury.

Project brief: The developers wanted to offer quality, secure rentals to help alleviate Auckland’s housing crisis. The design draws from alternative housing models to maximise sustainability and comfort, with extensively shared spaces.
“26 Aroha is designed as a high-quality long-term rental with the community at its core. The thirteen apartments are supported by significant common amenity spaces (25% of GFA). Instead of a penthouse, the top floor has shared BBQs, a kitchenette, laundry and roof with views across Auckland. A key design consideration is sustainability. Built on the site of a former 1920s villa, 90% of the demolition waste was diverted from landfill and carefully deconstructed so that Rimu flooring, copper piping, concrete paving and even an old bath could be re-used in the new apartment building. The building minimises energy use, maintaining temperatures of 18–24 most of the year without heating/cooling.” - James Whetter.
